A loft is an addition that can potentially add value to your property. Condo developers are increasingly adding height, possibly to make up for the lack of floor space.

And whilst you can live out your inner Disney princess dreams by installing a grand chandelier, there are more practical uses for the added height. Which is why you should consider adding a loft to your space.

But what should you take into account before considering one for your space? Here are a few of the Dos and the Don’ts!

DO NOT – Exceed 5 Square Metres

A loft, or mezzanine, can be added to your space if its total area does not exceed 5 square metres. This ensures you can fabricate one without the need for costly engineering drawings/approvals from BCA.

DO NOT – Build Multiple Lofts

Have space for multiple lofts? Unfortunately for you, BCA only permits the addition of one per unit. It is also worth noting that these are designated as furniture decks, and are considered non-structural items.

DO – Keep Ceiling Height In Mind

Headroom of the loft area should be lower than that of the area beneath it. Apart from that, no other regulation governs the minimum ceiling height. Iy is still wise to ensure you leave sufficient head space though!

Do – Provision For Mezzanine Structure

Your contractor may have to add legs to the overall structure. The walls may not have the necessary reinforcements to support the weight of the structure, and these legs may affect your overall spatial design!

Optimise Your Interior Space

If you have the vertical real estate for it, a loft is a handy way to add usable space into your home. This extra area can be used as a cosy corner, or even a mini home office that is elevated away (literally) from the rest of the home. Regardless of the purposes, as long as you keep theses Dos and Don’ts in mind, you’d be just fine!
